　　富誠地產區域經理林栢榮表示，近日錄得一宗啟德花園3座中層A室成交。單位建築面積776方呎，間隔3房2廳，外望山景，獲一名區內上車人士以328萬元(綠表價)承接，折合平均呎價4227元，為市場價成交。
　　林氏稱，新買家睇樓3星期，購入上址作自住用途，原業主最初叫價338萬元，經還價後以328萬元成交。原業主於1999年以177萬元(綠表價)購入上述單位，持貨13年，是次轉手賺151萬元，單位升值約85%。
