慈愛苑本月經本公司促成暫錄7宗買賣成交 最新3期2房戶以居二市場價$390萬元沽出



富誠地產高級物業顧問冼俊彥表示，近日樓市氣氛向好，買家入市信心提升，周末睇樓量創近2個月新高，交投暢旺，平價筍盤迅速被市場吸納。

冼俊彥表示，本公司促成一宗黃大仙慈愛苑2房單位成交，上述單位為屋苑3期G座高層8室，建築面積663呎，實用面積506呎，座向東北望樓景，業主於上年6月於居二市場放售$520萬元，經雙方議價後以$390萬元成交，建築呎價@5,882元，實用呎價@7,707元。


原業主於2013年5月以$296萬元購入，持有單位10年，是次轉手賬面獲利約$94萬元，其間升值約31.7%。

冼俊彥補充指現時慈愛苑居二市場放盤約有80個，入場價$320萬元。
