二手業主調整心態主動減價 買家加快腳步入市 東九龍瓊山苑本月暫錄2宗成交
最新中層2房單位經本公司以$446萬元自由市場沽出


富誠地產客戶主任李志浩表示，疫情已橫行一段時間，祈望防疫措施放寬，經濟復甦，樓價再次起動。由於市場觀望氣氛濃厚，故二手業主為吸引買家紛紛主動減價吸客。

李志浩表示，本公司促成一宗牛池灣瓊山苑2房單位成交，上述單位為屋苑B座瓊碧閣中層3室，建築面積519呎，實用面積434呎，單位為2房間隔，座向西南望市景，業主於7月放盤開價$500萬元(自由市場)，其後加息陰霾籠罩整個市場，業主主動減價至$455萬元，最終以$446萬元(自由市場)成交，建築呎價@8,593元，實用呎價@10,276元。

原業主於1982年11月以$18萬元一手購入，持有單位40年，是次轉手帳面獲利約$428萬元，期間升值約23.7倍。
