2022新居屋抽籤已塵埃落定 不少向隅客陸續投入居二市場 
鑽石山宏景花園3房單位日前以$560萬元(綠表)售出後 今日再度錄得成交以居二市場價$548萬元售出 


富誠地產客戶主任李志浩表示，2022新居屋攪珠已於上月中公布結果，不少已抽籤多年綠表向隅客紛紛回歸二手市場覓盤。本公司過去兩週連環促成宏景花園6宗交易。

李志浩表示，本公司新近促成一宗鑽石山宏景花園3房單位成交，上述單位為第4座高層B室，建築面積672呎，實用面積574呎，單位為3房間隔，座向東南望市景，業主已於市場放售接近1年，由開售$670萬元(綠表)，歷經市況波動調整至$598萬元，最終雙方議價兩口至$548萬元(綠表)成交，建築呎價@8,154元，實用呎價@9,547元。

原業主於1999年1月以$131萬元購入，持有單位23年，是次轉手帳面獲利約$417萬元，期間升值約3.18倍。

李志浩補充指宏景花園3房單位現時入場叫價$520萬元(綠表)，放盤接近40個。
