【慈愛苑】低層3房戶 放盤2年 決意離場 減價幅度過百萬元 
新居屋攪珠未如理想 退休夫婦棄公屋單位 支付4成首期165萬元置業 日前以$413.8萬元(綠表)承接 

富誠地產鑽石山宏景花園分行 - 高級客戶主任林凱薇表示，本公司促成一宗慈愛苑3房單位成交，上述單位為黃大仙雲華街2號 慈愛苑B座低層2室，建築面積694呎，實用面積554呎，單位為3房間隔，座向西北望屋苑內園景觀，日前以$413.8萬元(綠表)成交，建築呎價@5,963元，實用呎價@7,469元。

業主於2020年06月委託代理放售物業，綠表開價為$550萬元。 放盤初期仍屬政府擔保年期內居屋，當時市價相對穩定。 直至擔保年期日趨減少，綠表價值相對下降，上述單位業主亦因應市場情況而大幅度調低價錢。 經市場錄得數據，政府擔保年期前後的價格升跌幅度可達20%。

原業主於1997年03月以$122萬元(綠表)購入，持有物業25年，是次轉手賬面獲利約$291.8萬元，其間升值近2.4倍。
