富誠地產客戶經理梁健堂表示，本公司促成一宗瓊山苑3房單位成交，上述單位為牛池灣瓊山苑B座瓊碧閣高層5室，建築面積656呎，實用548呎，單位為3房間隔，座向西北，望山景，日前以$458萬(自由市場)成交，建築呎價@6982，實用呎價@8358。

據了解買家為同區換樓客，有感原單位2房生活空間不夠用，剛於上月經本公司出售本身自住2房單位，其後立即於同區物色3房單位，買家有見該單位全家人都合眼緣，故睇樓一次決定購入上址自住。

原業主於1982年11月以$23萬元購入， 持有單位34年，是次轉手賬面獲利$435萬元，其間升值18倍。
