富誠地產高級分區經理陳錫金表示，分行錄得一宗龍蟠苑1房單位成交，上述單位為鑽石山龍蟠苑 E座 龍璋閣高層9室，建築面積480呎，實用353呎，單位為1房間隔，座向東北望市景，日前以$388萬(自由市場)成交，建築呎價@8083,實用呎價@10992元。

據了解，業主於2016年1月份開始放盤，最初開價430萬，但反應一般，最近逐步減至$395萬，開始有買家還價，最終減至$388萬更有3組客爭相落票 。

據了解，原業主於2011年4月以241萬元購入，持有單位5年，是次轉手帳面獲利約147萬元，其間升值61% 。
