區內客以433萬元購入瓊山苑兩房戶

富誠地產高級物業顧問鄧宇熙表示，日前牛池灣分行成功促成一宗牛池灣瓊山苑買賣成交。上述單位為D座高層8室，建築面積495方呎，實用面積414方呎，兩房兩廳間隔，座向東南外望開揚景，日前以433萬元(自由市場價)成交，建築面積呎價8747元，實用面積呎價10458元。
          據了解，新買家為區內分支家庭，有見單位高層附裝修可即住故購入單位自用；原業主初時作收租投資之用，見市場對上車盤有需求故開價450萬一試市場反應，其後買方有意議價，單位最後獲減17萬元成交，減幅達3.7%。原業主於2001年3月以100萬元購入，持有單位14年，是次轉手帳面獲利333萬，物業期間升值3.3倍。
